- U.S. homes have clearly become more expensive in recent years as prices & mortgage rates have both increased substantially.
- 2022 saw some moderation in this move, but here in 2023 new & existing home prices now appear to bottoming (despite higher rates persisting).
- Bottom line: we should be careful since the characteristics of homes sold can vary in the Census & NAR data, but generally interest-rate sensitive sectors appear to be showing resilience in the U.S. data currently. Now the question becomes: what would the Fed think of a U.S. economy that reaccelerates here?
